Job Description: The Building Inspector II is responsible to the Senior Building Inspector for delegated duties. This is a complex technical and regulatory position involving the inspection of structural, architectural, landscaping, civil, and safety installations in all types of new construction and alterations to existing structures, to ensure that the work complies with all existing codes and regulations.

The incumbent will be required to schedule assignments for the building inspectors to conduct inspections in accordance with the Building By-law and to enforce various municipal by-laws, codes and regulations. The work also includes performing inspections, with emphasis on the more complex and problematic building inspections, and coordinating and assisting the work of other inspectors. The incumbent works under minimal supervision and exercises considerable independence of judgement and action in technical and supervisory aspects of the work, discussing difficult problems and policy matters with a supervisor. The work entails extensive contact, liaison and technical guidance to a variety of internal and external contacts.

The work of a Building Inspector II is distinguished from that of a Building Inspection I by the supervisory/guidance responsibilities exercised over the inspection staff and the more complex building permit assignments requiring a more comprehensive knowledge of codes, regulations and requirements.
Duties: Assists the Senior Building Inspector in scheduling and directing the activities of the building inspectors on a daily basis.

Makes a recommendation to supervisor regarding standardization of office procedures and practices and in the interpretation of the British Columbia Building Code.

Acts as a witness in court in defense of decisions.

Inspects primarily commercial, industrial, multi-family and institutional projects during construction, alteration or repair to ensure compliance with approved plans, established by-laws, acts, codes, standards and regulations.

Acts in the absence of the Senior Building Inspector.

Conducts inspections of a problematic or difficult nature; assists other inspectors with complex inspections and problems and with matters relating to enforcement and interpretation of by-laws and codes.

Investigates and reports to the Manager of Inspection Services on building works underway without necessary permits. Liaisons with the property owner and contractor to ensure work is stopped and that a permit application is submitted.

Inspects premises prior to issuance of new business licences and also inspects fire damaged premises, making recommendations as to repair or demolition.

Advises owners, contractors or workmen of any necessary changes required to meet codes and regulations.

Renders technical assistance respecting applicable regulations to owners, contractors, or workmen in planning installations that will satisfy by-law requirements.

Provides interpretations, explanations and advice on problems, unusual projects and preliminary development proposals with architects, engineers, contractors, owners, municipal staff and various other internal and external contacts.

Prepares reports on specific projects as requested.

Performs other related duties as assigned.
Educational Requirements: Completion of grade 12 supplemented by extensive construction experience at the journeyman level in one of the building trades.

A minimum of four years of experience as a building inspector in a municipality in the Province of B.C., including previous supervisory experience.
Valid B.C. Driver’s Licence

Building Officials Association of BC (BOABC) Level III certification.

Registered Building Official status with the BOABC.
